NAI Friedland Sells 80,000-Square-Foot Building for $3.85 Million in Mount Vernon

Representing both the buyer and the seller, Grossman was able to close the deal amicably for both sides. 

 

750 South Fulton Storage LLC purchased the multiuse, 2-3 story structure with tremendous floor load in hopes of renovating it into a mini storage facility, accommodating the neighborhood’s growing need for space.  The building’s seller, Wampum LLC, had previously used the building for various commercial uses including retail, office, and warehouse space.

The property is located in a highly-visible spot close to I-95, the Hutchinson Parkway, and the rapidly-growing retail center on Route 1 (Boston Post Road) where Mount Vernon, Pelham Manor, and the Bronx converge. With the building’s prime location and size fitting Fulton Storage’s business model, it was the perfect purchase for the new company.

The seller was equally pleased with the fair price and negotiation of the transaction, Grossman said. The facility sold for approximately $48.26 per square foot and was purchased as-is. “Not only did the deal go smoothly, but both sides are already talking about the possibility of using each other’s services in the future,” Grossman said.  “It’s a win-win for both parties, as well as the surrounding community.”
